Verify who you are trusting with your file
- NMLS Consumer Access — the public registry of every mortgage originator in the country. Search by name or number. Our Company NMLS is 2420223; Adrian’s is 1684240.
- Florida Office of Financial Regulation — the agency that licenses us in Florida.
- CFPB — file a complaint. We include it on purpose: if you ever have a problem with us or with any lender, this is the route.
Understand what you will be asked to sign
- CFPB — the Loan Estimate explained — the federal form with every cost on it. It is your best tool for comparing offers, and it is free.
- CFPB — the Closing Disclosure — what you receive before signing. Compare it against the Loan Estimate.
- CFPB — Buying a house, full guide.
Your credit
- AnnualCreditReport.com — the only site authorized by law to give you your reports for free. Any other site charging you for your “free report” is not this one.
Florida programs
- Florida Housing Finance Corporation — down payment assistance and first-time buyer programs.
- Florida CFO — insurance — homeowners insurance in Florida is among the most expensive in the country. Worth understanding before you buy, not after.
If you are buying with an ITIN or a work permit
- IRS — what an ITIN is and how to get one.
- USCIS — employment authorization.
- HUD Handbook 4000.1 — the complete FHA manual. It is long and technical, but it is the source. You can verify the Social Security Number requirement there yourself.
Your rights
- HUD — Fair Housing — it is illegal to discriminate in housing based on race, color, religion, sex, national origin, disability or familial status. National origin is included, and that matters a great deal for our clients.
- HUD — file a fair housing complaint.
