Calculators
Three calculators for planning, not for quoting. You enter the rate: this site does not quote rates, because a real rate depends on your credit, the property and the program, and it is only provided in writing after a complete application.
1What do you want to do?
2What is the home for?
For investment properties, a DSCR (Non-QM) loan qualifies on the rent instead of your income.
3Is this your first home?
You don't need 20% down for your new primary home: Conventional can start at 5%.
4Price and down payment
3Your home and your current loan
5Loan type and rate
Not sure? FHA: smaller down payment and more flexible with credit. Conventional: no mortgage insurance with 20% down. Non-QM: for self-employed buyers and investors.
Estimated rate; Non-QM loans vary by credit and profile.
Adjust details (taxes, insurance, HOA, credit, rent)
Insurance and taxes are starting estimates. Change them to a real quote for your property if you have one.
These are estimates for planning only. Not a loan commitment, not an offer of credit, and not a quote. Your actual payment depends on your credit, the property, the lender and the program. Rates change daily.
How to read these numbers
The monthly payment is not just the loan. It is principal, interest, property tax, homeowners insurance, and if your down payment is small, mortgage insurance too. Plenty of people calculate only the loan and then the real payment lands 40% higher.
Florida homeowners insurance changes everything. It is among the highest in the country, and in some coastal areas it can cost more than the property tax. That is why the calculator ships with a conservative figure: we would rather you be surprised in the good direction.
“What can I afford” uses a 43% debt-to-income limit, the most common benchmark. Some programs allow more, especially with strong credit or reserves. It is a starting point, not a hard ceiling.
What a calculator cannot know
If you are self-employed, your qualifying income can be very different from what you type here — and every lender calculates it with its own formula. If you are buying with an ITIN or a work permit, the minimum down payment changes by program.
A calculator does not solve that. A twenty-minute call does.
