Buy with little or nothing out of pocket (Down Payment Programs)

Some assistance programs let you put little or no down payment out of your own pocket, if you qualify. It is not free money: it is usually a second loan.

No credit card needed · Subject to credit approval

For you if you want to buy a home, but saving the whole down payment feels hard.

How it works

The down payment is the money you put in from your own pocket when you buy a home. Some down payment assistance programs can cover part or most of it, so you put little or nothing from your own pocket, if you qualify.

Here is the honest part: it is not free money. That help is usually a second loan that sits next to your main mortgage. Depending on the program, you pay it back over time, pay it back when you sell or refinance, or it is forgiven over time.

There are two paths, depending on your immigration status:

  • Citizens and permanent residents: an FHA loan together with a down payment assistance program. This path has the more accessible credit requirements.
  • With a work permit (EAD): according to HUD, for FHA cases opened on or after May 25, 2025, FHA no longer accepts borrowers who are not citizens or permanent residents. Your path is a conventional loan, which follows Fannie Mae and Freddie Mac rules, not HUD.

What you’ll need

  • A photo ID, and your work permit (EAD) if it applies.
  • Your most recent pay stubs and your W-2s.
  • Your bank statements.
  • Your OK for us to check your credit.
  • A certificate from a homebuyer class, if the program asks for one. We tell you which one.

Good to know

  • Not everyone qualifies. Each program has income limits, a minimum credit score and its own rules.
  • The conventional path is stricter on credit than FHA. We would rather tell you before you invest your time.
  • Assistance money is limited and depends on each program’s funds. There are programs in Florida and in Texas, and each one has its own rules.
  • If your credit is not there yet, it does not have to be a permanent no. Adrian tells you what to work on and in what order.
