For you if you have an ITIN instead of a Social Security Number and want to buy your home.
How it works
An ITIN (Individual Taxpayer Identification Number) is a tax number from the IRS for people who don’t have a Social Security Number.
Government loans like FHA ask for a Social Security Number and permanent residence, so they are not an option here. ITIN buyers usually get a portfolio loan instead: a loan the lender keeps and sets its own rules for.
The idea is simple: tax returns do not tell the whole story. These programs look at your credit, your savings, your work and your whole situation.
As a broker, we compare options with several wholesale lenders. Then Adrian tells you which one fits you and how much you would need to put down.
What you’ll need
- Your ITIN letter from the IRS and a photo ID or passport.
- If you are self-employed: a profit and loss statement (P&L) for the last 12 months from your accountant or tax preparer. A P&L is a simple report of what your business earned and spent.
- If you work for a company: the lender confirms your job with your employer.
- A recent bank statement to show your savings.
- A gift letter, if family is helping with your down payment.
In many of these programs, you don’t need tax returns or W-2s. It depends on the program.
Good to know
- The down payment is higher than in government programs, because those programs don’t accept an ITIN. We tell you your real number early, before you fall in love with a house.
- Family can help. In many cases, the whole down payment and closing costs can come from a family gift.
- Home or second home. It can work for a home you live in or a second home, including condos and 1 to 4 units, to buy or refinance.
